Not all property managers are created equal... If you are looking for a manager for your investment property it is important to consider the quality and range of services being offered so that you get the right manager for you and your property.
We recommend that you ask yourself:
Do you think you could happily work with the property manager?
Does your Property manager have experience as an investor and a tenant?
Will the property manager negotiate the best rent for your property?
Do you feel comfortable and trust the Property Manager to work in your best interests?
It is also useful to ask some questions of the prospective property manager:
What is your process for dealing with rent arrears?
What percentage of your rent roll is 1 or more days in arrears right now?
At what point do you notify the owner if a tenant is in arrears?
What is your process for arranging repairs and maintenance?
What steps do you take to ensure trades attending my property are licensed and insured?
Who will be leasing my property and what experience do they have?
Who will show prospective tenants through my property?
How do you market available properties for lease?
How do you process applications for tenancy?
The answers to the above questions will give you a clearer picture of how your property will be treated and managed moving forward.
